Buying More and More Land
I know that the real estate market is kind of slow right now but at the same time I just can't help myself . . .  I love to buy land. The thing is that I am not buying real estate so much as I am just buying the land. I actually prefer to buy land that doesn't have anything on it. From my experience land investment is one of the most lucrative investments out there as if you know what you are doing there is a lot of money to be made. I figure when it comes to stuff to invest in, land is one of the best. After all they aren't making any more of it.

Land Investments for Long Term Capital Growth
When looking at investments for long-term capital growth potential, investments in land have returned stunning rates of growth coupled with low risk. Overall prices (farmland) have increased by up to 30% in the last 12 months and 130% since the early 1990s with an average 920% growth in the last 20 years.
An Attractive Alternative Investment
When looking at investments for long-term capital growth most investors consider mutual funds, investment trusts, stocks, equities, and hedge funds. However, the fact is that land has shown better average growth with less downside volatility. This makes land a solid investment for the conservative risk conscious investor. Once the preserve of large institutional investors, this exciting market is now open to smaller investors.
Why Land Has Such Great Potential
When looking at investments for long-term capital growth potential, we need to look at the supply and demand equation. Land has all the ingredients for demand to exceed supply and see land prices climb higher in the coming years.

The Popularity of Land Investment Is Growing
What's the difference between Realtors and Real Estate Investors? A Realtor has the right to sell property for somebody else. A Real Estate Investor buys and sells their own properties. The main difference between a Realtor and Real Estate Investor is that Realtors charge for their services - sometimes a hefty charge.
This is why Land Investment Market has increased;
We are in a Housing slowdown now. However, the price of land is never parallel with Real Estate Houses. Real Estate goes up and down in 6-8 year cycles - land prices tend to always appreciate.

Land Investment - An Investor’s Guideline
Buying land in anticipation of urban development has been done for years by big business and has resulted in companies and the individuals at their helm amassing great wealth.
Agricultural land on the outskirts of cities has long been a wise investment and developers snap this up years in advance of the town or city on which it borders catching the eye of urban developers. However, it has only been the last few years that companies have been set up to take this investment opportunity to the mass market. If done correctly, they will allow everyone to benefit from the opportunities available.
Land investment offers individuals the opportunity to reap significant returns on their investments and, with finance packages offered by most companies, they can do this for as little as $100 per week. In light of this, shareholders range from people choosing land investment as an alternative nest-egg for their pension to first time buyers using it as a way to get a first foot in the property market door.        An investment of $12,000 in one share could lead to returns of about $50,000 to $60,000. With this in mind, it is imperative potential investors do their research on the different companies in the marketplace and only invest in those which are credible and offer realistic opportunity for returns.
It is the investor’s right to find out as much as possible about the land their money is going into, and while companies should be supplying investors with as much detail as possible, it is also worth doing some independent research. Land investment companies should encourage investors to do this, as speaking to planning departments will provide a clear indication of the local authorities view on individual plots.

I propose to you that land investment is way to go mainly because in many situations buying and empty block of land is a lot more affordable and because as time goes by the amount of land available decreases the value will increase making the investor a whole lot of mone yto put in their retirement fund.
( . . . This is a portion of a very long article. Edited portions can be found in winter 2000 issue of Louisiana Agriculture . . . )
The model analysis supports several conclusions. One is that distance to the nearest city also increases the value of rural tracts, the closer the tract is to the city. Results of this study also support the conclusion that agriculture does not have a significant effect on land values in the study area.
Taken together, these conclusions support the proposition that alternative nonagricultural uses for rural land heavily influence land prices. Residential and commercial use of rural land may be driving the price of land above agricultural market levels. With continued population increases and economic growth, the long-term implication is a continual transition of agricultural land to urban and suburban use for this area.

There is an investment secret that has made Donald Trump
and many of the world’s wealthiest investor’s huge capital gains.
It has out performed shares, mutual funds unit trusts and property, with lower volatility and has out performed many so called higher risk investments such as managed futures and currencies. This simple investment secret for capital growth is open to all and only needs a minimum investment of around $10,000. It’s, investing in land.
If you have never considered land, its time to start, it really is the investment secret that has made astute investors worldwide fortunes. It’s now affordable for smaller investors and there are many specialist companies catering for inexperienced investors who can give all the advice and help you need to turn your investment into long term capital gains potential.
As Donald Trump said: “I just love real estate. It’s tangible, it’s solid, and it’s beautiful.”
Howard Hughes was another who took advantage of this investment secret and made big gains, buying underdeveloped land in California, which is now worth billions. You don’t have to be rich to invest in land either, anyone investing in mutual funds, unit trusts or shares should consider it as a portfolio diversification.
The downside is limited as well. Even if a land investment does not appreciate much in value it’s unlikely to fall in value much either. As over the longer term land prices tend to rise in value anyway.
Mark Twain once said: “Buy land their not making it any more”. That’s good advice! As you can see this investment secret is essentially easy to understand and is open to all investors.

Inflation Notes
Inflation is the great tear in the fabric of modern society. Millions of us in the western world have this problem…inflation.
All currencies are losing purchasing value. This affects us all. If we are near retirement age, inflation can slaughter our pensions and turn the golden color of our last years to rust instead.
The family raising adults have it even worse. Food, clothing shelter…educating the kids. Health insurance…taxes not to mention dealing with the stress of an ever faster, more complicated world. The really young ones? Who knows what our children and grandchildren face?
That’s the problem and there are only three solutions…invest in labor….invest in natural resources…invest in land. That’s all there is folks . . . commerce fights inflation. All commerce is the process of integrating services, natural resources and real estate.
